The Saukhel Real Estate Project is a real estate development initiative by Investment Circle P. Ltd., situated in Saukhel, Kathmandu, and is designed to cover over 250+ ropanis of land in total. The project is divided into 5 phases that cover 50 ropanis each. The area is strategically chosen for its proximity to key landmarks, including Ekantakuna, the Kathmandu-Terai Fast Track Road, the Lalitpur Smart City, and the Pharping Reservoir. It is also viewed as one of the most promising investment locations due to its high potential for return.

Investors can participate in the Saukhel Real Estate Project through direct investment in the fund, and secure ownership based on proportional contributions. Each investment is converted into a corresponding ownership stake, granting investors a share of the project’s future returns and benefits. The current project is valued at NPR 480 million, so, an investment of NPR 96 Lakhs provides a 2% ownership stake in the project.

The minimum investment amount is 5 lakhs per investor. But for investors willing to exit with land, the minimum investment is NPR 48 Lakhs.

The lock-in period of the investment is minimum of 2 years from the start date

There are two exit methods which determine the returns: Exit with Land, and Exit with Cash

Investors exiting with cash will be paid back their investment amount with returns only after applicable management fees and government taxes are deducted.

Investors exiting with land will be offered to select the land that matches their value of investment amount with returns. They will be given selection priority based on their investment value and date of total investment. They can select land in the exit day valuation based on their investment receivables (investment amount + return on investment – management fees and government taxes).
